As many papers report, some landlords have decided that recent changes to tax and external pressures are the motivators to leave the lettings market. The tabloids are all reporting a reduction in stock and rising rents. Having spoken to many of my regional members before putting pen to paper, my feeling is that it is not ‘fake news’ – it’s true.

Over-committed landlords have been selling up, but are they selling to the landlords of the future? Let’s keep them close. If your business has separate operations, sharing information with sales colleagues has never been so important. As we look to replace revenues from the impending tenants’ fees ban and reduced stock levels, we must not ignore the huge activity in the built-to-rent (BTR) sector right on our doorsteps.

I recently attended a BTR conference. Sat on stage in front of me were five of the country’s leading developers with over 20,000 units in construction to be delivered late 2018/early 2019. All admitted that, while they have aspirations for in-house operations, they saw the benefits and need for traditional high-street agents to deliver the lettings for these schemes at launch. I know of at least five schemes in my region but what’s interesting is that they are also looking outside of London, recognising the urban spread around large cities. Developer margins may be tight and fees on offer low, but – if you look at it from a scale perspective – you can gain excellent revenue from this sector. You have the opportunity to show them how it’s done and even retain future business!

Finally, I want to remind you all that, as an ARLA Propertymark member, there is no time like the present to use your benefits. For years I have only used the letters after my name for kudos and attended my regional meetings. I never really delved into what was on offer. In one short month I reduced my legal bills by using the hotline, had my insurance policies moved over to the ARLA Propertymark team and saved hundreds, and I have put three staff members through ARLA Propertymark training courses, allowing me to bring more services in-house.
