The challenges, but equally the opportunities, continue to be front and centre for agents in Yorkshire. The strength of the Leeds market is affording a strong backdrop for many agents who have tenants looking for homes within its wide commuter belt, meaning good rents are being achieved for landlords.

However, no matter how real the strength of The Northern Powerhouse, landlords in Yorkshire face the same challenges as others throughout England, with the tapering of the mortgage interest tax relief as the effects bite. This is in addition to other tax changes on rental income and higher Capital Gains Tax (CGT) they may be subject to. That said great opportunities remain and one of the ‘unintended consequences’ of the impending tenant fee ban, is the likely increase in rents.

Yorkshire still offers all landlords exceptional opportunities, whether they are specifically looking for income, or the chance of capital growth, properties in the ‘Golden Triangle’ areas of Harrogate, York and North Leeds historically afford some of the best opportunities in the country. If it’s rental yield and income generation that’s required, the student market remains strong in the key university cities of York, Sheffield, Leeds and Bradford with similar returns possible in the marketplace occupied by the professional HMOs.

So we all wait with bated breath for the implementation of the fee ban and challenges that this will present, though for many agents plans to mitigate this are already well in place. We then just have to sit tight and see how the long-awaited regulation of our industry looks – let’s hope that the ARLA Propertymark.
