The rental market remains buoyant across the region with agents reporting monthly rent increases of five per cent, and demand continues to outstrip supply.

Some agents have reported a slight reduction in stock due to landlord concerns over tax and legislation changes. They also report that accidental landlords are taking advantage of the buoyant sales market in the area.

Licensed agents are still battling against the inexperienced/rogue unlicensed agents who can charge lower fees but provide poor or incorrect advice and support. Some agents have reported an increase in landlords returning to them after poor management by an unlicensed agent. Bristol Council continues in its battle to address rogue landlords with a number of convictions in recent months.

Those agents who manage properties over the border in Wales are now reporting that they have received their Rent Smart Wales licence, although the management of the licence through the Rent Smart Wales system is disjointed and requires both landlords and agents to duplicate. During the early stages, RSWs only provided classroom training to unqualified agents. This has now changed providing the option of either a classroom or online course.

2017 is looking to be an exciting but challenging year. April will see the effects of the retaliation eviction legislation start to truly come into effect and agents are considering the potential impact of banning tenant fees.
