Following my appointment as your Regional Rep I can’t think of a better time to be in post! Our industry is going through a period of great change (and if we’re honest great uncertainty!) with the ongoing discussions around the Tenant Fee Bill, the imminent Minimum Energy Efficiency Standards and the impending General Data Protection Regulations to get to grips with!

Luckily for our members these changes needn’t be as scary as they first seem, as long as you utilise all the tools available to you through your membership to ensure you’re fully informed, including our factsheets, Regional meetings, the legal helpline and national conference on April 17.

Hopefully the increased legislative burden will help reputable ARLA Propertymark agents stand out in an increasingly competitive market as landlords look to protect themselves against the potential risks from not getting it right, including local authority enforcement action and fines, being sued by tenants and unscrupulous agents operating without PI Insurance and Client Money Protection (both of which are mandatory for ARLA Propertymark membership).

We’ve recently seen a welcome increase in the number of let only landlords switching to our fully managed service following our annual legal update and I’d urge you all to send out a copy of our new “Trust the Experts” leaflet to your let only landlords, as well as taking it to market appraisals to hammer home the message.

We’ve witnessed the usual increased interest in smaller one and two bedroom properties so far this year (perhaps following too much time together over Christmas!), with larger homes sitting on the market longer unless competitively priced.

Finally there’s good news for our region, as according to the January 2018 HomeLet Rental Index, the East Midlands saw an annual rent increase of 6.0% compared to just 2.3% on average nationwide.
