Whichever way landlords turn there’s either a new piece of legislation to adhere to or further taxation.

While I’m a strong supporter of legislation, it’s got to be fair, as well as benefit the housing market, or at least improve it. There are various organisations, forums and groups giving their opinions on landlords and agents without understanding what truly goes on behind the scenes.

This has caused a barrage of attacks upon them all and, in turn, acts coming into force, namely the tenant fee ban. I’ve been scratching my head for quite some time now trying to establish a benefit of this implementation. Just recently I re-approached my local authority regarding a serious breach of legislation by a local agent but they did not feel this was a priority.

So, my answer always has been and always will be to create an industry where every single landlord and agent is qualified, accredited and regulated. It’s a shame it has come to this as there are some very good landlords and agents out there, but I feel this is the best way to protect tenants instead of banning fees for services rendered by agents.

When I talk to landlords about taxation and further legislation the general consensus is: “Oh well, I may as well sell up.” This isn’t the answer. if you have a good enough agent then they will keep landlords compliant and keep the money coming in. I’m no tax expert, but I believe for many it’s best to leave properties rented and stick with a Propertymark agent that will protect landlords.
