The hottest topic for all agents both locally and nationally is undoubtedly the tenant fee ban, which is expected to gain royal assent shortly and will come into force on 1 June.

The latest amendment to the Bill saw the cap on security deposits reduced from six weeks to five weeks, in what is another hammer blow for landlords and the private rented sector. The majority of our members across Northants, Bedfordshire and Leicestershire believe that the impact of the fee ban will leave them little choice but to increase fees to landlords, which in turn will see rent increases for tenants.

On a positive note, ARLA Propertymark’s long campaign for Client Money Protection to become compulsory, will see all letting agents across England being required to belong to an approved CMP scheme by 1 April 2019. Local authorities will have the power to impose fines of up to £30,000 for agents that fail to join a scheme in time and £5,000 for failing to display scheme details on their business premises and website.

Demand for property across our region has remained high throughout 2018, especially in Northampton’s student market, which saw the new £330 million university at Waterside Campus welcome its first students back in September. The relocation of the university has seen a huge investment in the local infrastructure and prompted a surge of new HMO landlords investing in the area and existing landlords converting their current portfolio from family homes to student accommodation.

2019 will pose many challenges to all member agents.
