Emma Walker

May 2019

As this is my first round-up as regional representative, there is a lot I’d like to cover. Firstly, the market. Tenant demand is continuing to rise steadily, but this is causing over-inflated prices due to lack of choice

After talking to some students recently, it appears that they are aware of the upcoming fee ban and they said many of their friends are waiting until June to look for their 2019/2020 property – this may be the reason that the student market seems particularly sluggish this year.

Newcastle City Council consulted on a new proposed Licensing Scheme for private rented accommodation. The proposed scheme will impact approximately 18,500 properties and will use a combination of both selective and additional licensing. The proposed additional licensing will require all HMOs occupied by three or more people not living as the same household to be licensed. The proposed selective licensing will be a combination of Self Designation and Secretary of State approval and will cover a large area within the council’s constituency. The cost of a license will be between £650 and £750, and will be paid in two parts. The consultation ended earlier this year and we are awaiting the resulting report.

News of the Government’s plans to abolish the Section 21 notice in England caused panic within the sector and lots of frantic calls from landlords to agents. It seems we are following in the footsteps of the Scottish Government, and its confirmation, once again, that the sector is continuing to change.

Finally, please support me at my first regional meeting – I look forward to meeting you all there!
