'The Regulation of Property Agents (RoPA) is something that members are corresponding with me about at the moment and I feel their unease about it being another assault on our industry. The view that some are taking on this is interesting. When I first heard about RoPA I realised that there was a strong possibility I might have to take my Level 4 Propertymark Qualification. I saw it as an exciting challenge, as I had always wanted to take this qualification, but there had never previously been a strong motivation or reason to do it. Now I am in the position where I am going to make sure that I take the time and pass.

'I guess with RoPA it’s how you review anything, is it an opportunity or is it an excuse for people? There is a mix of opinion and some people look at things negatively and get pessimistic about it – but ultimately if it is going to separate the wheat from the chaff and raise the standard of the industry then it can only be a good thing.

'It’s wise and prudent for an ARLA Propertymark member and for all letting agents to embrace it and get ahead of the game. When asked in a social situation about what they do, agents might not feel a great sense of pride about their profession. For opinion polls to come out and say that we are classed as traffic wardens etc then that isn’t great either.

'We have been wanting to have a real reason to be proud about our industry for a long time. RoPA will mean a little bit of pain and challenge, but it will improve standards, competency and quality for the general public. Buyers and tenants will know that they are dealing with people who have a professional qualification and it will be really good for the industry.

'It’s been a funny time in Surrey. Most of the area is fairly affluent and I think whatever happens in London there is a bit of a delay, six to nine months before we get a trickle down. So what we are seeing, interestingly, is that rents haven’t gone up in Surrey, despite predictions saying they would. What we are seeing is that supply is actually less than it would normally be, the bumper month that is September was hit and miss for a lot of my colleagues that I have spoken to. It was good but not comparable to 2018, leads and stock were slightly less and we are seeing that landlords are already starting to bail off the back of changes to the industry.'
