I can’t believe that as I write this article, we are already almost halfway through the year and what a start it has been in the region. With the continued onslaught of new legislation, it makes it so important that as members of ARLA Propertymark we all sing from the rooftops about why private landlords must use a professional qualified agent for all of their letting needs. At my office we have been seeing an increase in letting-only landlords asking us to provide a full management service, as they are concerned about getting things wrong following all the recent legislative changes. Of course, we can help take some of the stress away for them.

I am still shocked how many landlords in 2018 still forget to register deposits, don’t have smoke alarms in their properties and don’t issue Right to Rent guides to tenants. All this affects the ability for them to serve the tenants section 21 notices.

Now is the best time to engage with these landlords and to help you, ARLA Propertymark has published the exceptionally good Trust the Experts brochure. You can order your copies now from the online shop in the members’ area of the website. Be sure to include these in your landlords’ packs and send them our to your letting-only landlords to win more business.

I am also pleased that lots of recent studies and statistics have shown that the East of England continues to be one of the strongest growth areas in the county for rental price increases and house prices. After a lull in the buy-to-let market recently, I have seen an increase in investors enquiring about buying in the area and also an increase in them purchasing other landlords’ properties, even with the extra tax implications and stamp duty charges for these investors.

I am pleased to report a slowdown in the number of landlords selling up. In fact, we are beginning to see an increase in landlords again.
