'Yorkshire agents, landlords and tenants, like all similar groups across England, are now living post-implementation of the fee ban. For the agents, some are working with their clients to share the cost, others are potentially yet to feel the impact as they struggle to pass on a share of their lost income.

'Landlords, in turn, may be seeing higher fees, though both they and the agents have seen increases in income from higher rents. This has been particularly noticed in the key ‘mid-market’ rents, which continue to see rent increases. Higher value rentals have remained at similar levels.

'Tenants—the "unintended consequence" of the fee ban—are keenly seen by the young professionals and the small family units as rents have climbed. Even more so, for those with pets who are now forced to pay higher rents to those landlords that will agree to accept their application without the comfort of a higher bond.

'Going forward, agents will be gearing up for the challenge of all staff needing to be fully trained in order to comply with the likely requirements of Regulation. In the meantime, it is disappointing to see that some agents continue to flout the legislation that already exists in terms of displaying their fees and CMP provider if indeed they have full Client Money Protection (CMP).

'Investing in property is challenged by uncertainty, be it political or financial, but the prospect of an understanding of the likely Brexit outcome should provide some direction. Property investors will then just have to decide on the likely impact of the changes to Section 21—never a dull moment in the life of a landlord, but an opportunity to all ARLA Propertymark protected agents to offer great service and value'.
