Are you Fitness for Human Habitation ready?

Monday 04 March 2019

Fitness for Human Habitation, or FFHH for short, is undeniably the latest buzz word, but how much do you know about the Act and its implications?

Following the passing of the Homes (Fitness for Human Habitation) Act 2018 into law, as of the 20 March 2019 it will be a legal requirement for all social and private sector landlords, or agents acting on their behalf, to ensure that a property is fit for human habitation at the beginning and for the duration of the tenancy.

If a home does not meet the standard of the Housing Health and Safety Rating System (HHSRS), tenants will have the right to take legal action in the courts, for breach of contract.

Properties will be assessed on the following criteria, and will be unfit for habitation if there are serious defects in any of the following:

  • Repair
  • Stability
  • Freedom from damp
  • Internal arrangement
  • Natural lighting
  • Ventilation
  • Water Supply
  • Drainage and sanitary conveniences
  • Facilities for storing/preparing/cooking of food and disposal of waste water

And if any one item on the above list fails, this will mean a fail for the whole FFHH assessment on the property. This is where KPR professional property visit software comes in. KPR carry out over 2000 reports daily and are working hard in addressing problems agents are facing. Their reporting tool allows you to assess all areas of repair, making sure that you are protected from the beginning of a tenancy and throughout – saving you time and money.

When carrying out your midterm report using KPR software your report will then be synchronised with your Habitation page, so there's no need to create an extra report.
